Progressive Tender is pleased to present 458.72 titled acres of grazing land northwest of Marsden, Saskatchewan.
The property comprises six ISC titles in Sections 16 and 21 and is being offered for sale as one complete package through the Progressive Tender process.

PROPERTY FEATURES
The property features rolling pasture that is largely open, with areas of natural tree cover. The grass is currently in excellent condition, and the entire property is being grazed during the 2026 season.

The property is currently rented for grazing. The grazing arrangement will end before completion, and the purchaser will receive vacant possession and occupancy on November 6, 2026.
SAMA AND PROPERTY TAXES
Although the property is currently used for grazing, SAMA property information identifies approximately 248 cultivated acres, 140 pasture/native acres, and 63 waste acres. The cultivated portions have final SAMA soil ratings ranging from 43.42 to 53.65.
Total 2026 property taxes are $3,074.18, with no arrears reported.

REGISTERED INTERESTS
Certain titles contain registered interests in favour of Fallon Energy Inc. There is no current oil production from the property. Fallon Energy has not responded to current inquiries, and the status of any related land-rent payments could not be verified.
Participants should review the land titles and supporting documents and complete their own due diligence concerning all registered interests.

PROGRESSIVE TENDER STEPS
Step 1: Submit Initial Offer
• Download the Offer Document from www.pkhland.ca, pick up a copy from the Progressive Tender office, or request one by email.
• Complete and sign the Offer Document, clearly stating the amount offered for the complete property.
• No deposit is required with the initial Offer Document.
• Initial offers may be submitted by email, mail, courier, or in person.

• Initial offers must be received—not merely sent or postmarked—by 12:00 noon MST on Tuesday, September 22, 2026.
• All initial and revised offers must be unconditional cash offers.
Step 2: Offer Progression
• If multiple offers are received, Participants will enter the Progressive Tender rounds and be advised of the highest offer received.
• Participants wishing to continue may submit revised offers during subsequent progression rounds.
• Participants may increase their offer by as much as they are comfortable with. To proceed to the next round, each revised offer must be at least 2% higher than the current highest offer.
• Progression rounds will generally conclude at 12:00 noon MST each day, Monday through Saturday, unless otherwise communicated by the Broker.
• Progression rounds will not be conducted on Sundays.
Step 3: Final Offer
• Progression rounds will continue until all remaining Participants have declared their Final Offer.
• A Participant who does not increase their offer or respond within the specified period will have their most recent offer declared as their Final Offer.
• Matching offers during progression rounds are discouraged.
Step 4: Confidentiality
• Participant names will remain confidential throughout the progression process.
• Only offer amounts will be disclosed during progression rounds.
• Participant names and offer histories will be disclosed only to the Seller after the progression process is complete.
Step 5: Seller’s Decision and Purchase Contract
• The Seller reserves the right to accept, reject, negotiate, or otherwise deal with any offer received.
• The Seller is not obligated to accept the highest offer or any offer.
• Once the Seller selects an offer, the selected Participant must enter into an unconditional written Purchase Contract prepared by the Broker.
• A bank-draft deposit equal to 5% of the purchase price must accompany the signed Purchase Contract.
• The bank draft must be payable to “RE/MAX of Lloydminster in Trust.”
• Completion, vacant possession, and occupancy are proposed for November 6, 2026, unless otherwise agreed in writing.
Step 6: Due Diligence
• The property is being sold on an “as is” basis.
• Participants are encouraged to complete their own due diligence concerning the property’s value, condition, boundaries, access, fencing, water sources, carrying capacity, improvements, environmental condition, taxes, acreage, registered interests, and suitability for their intended use.
• Each Participant is responsible for obtaining their own legal, accounting, financial, inspection, and other professional advice.
• Each party is responsible for their own due diligence and related costs.
Step 7: Notification
• All Participants will be notified after the Seller has made a decision.
